Three industrial units: occupy one, add value to the rest

Feasibility study · Project management

Client
A buyer who will occupy one of the buildings.
Situation
The client is buying three industrial units and wants to move into one of them.
The decision
How much to spend fitting out their own building, and what to do with the other two: sell on, convert to offices or let in the existing use.
Our role
A detailed feasibility study: the fit-out cost for the client’s own building, the condition of the other two, local demand, and each option costed, checked against the planning position and the implications of a change of use, and modelled financially.
Next
Baily Consult will project manage the works that follow.

Land in a protected area: a different route to value

Feasibility study

Client
A landowner.
Situation
The owner wanted to know what could be done with their land.
The decision
Whether the land can be developed and, if not, what else it could be worth.
Our role
Our review established that the land lies within a Site of Special Scientific Interest and is unsuitable for development.
Next
We are investigating its suitability as biodiversity net gain land, which could give the owner value from a site that cannot be built on.

From acquisition to consent to sale

Development management

Client
A developer.
Situation
The developer wanted to bring forward a single-unit site.
The decision
How to take the site from purchase to planning consent, and then how to realise its value.
Our role
As development manager we handled the acquisition of the site and secured planning consent.
Outcome
We then helped the client dispose of the consented asset.

One site, two consents: how to capture the value

Development management

Client
A property owner.
Situation
The client owns a house with consent to convert it into three apartments, with land to the rear.
The decision
How to get the most from the house and the land behind it: sell them together, sell them separately, or build and keep.
Our role
We helped secure planning consent for four houses on the rear land, and are now running appraisals and advising on values and the best course of action.
Advice
The likely route is to sell the consented rear site separately, and to convert the house and let the apartments. Including the house in the sale of the rear site would not capture the most value.

From stonemason’s yard to nine homes: a landowner’s exit

Feasibility study · Development management

Client
A landowner.
Situation
The owner had run a stonemason’s yard on land behind a parade of shops for decades. He no longer needed it and wanted to sell, but did not know what the land was worth or who would buy it.
The decision
How to sell for the best price without paying for a planning application or carrying its risk.
Our role
We appraised the site as a developer would and established that a residential scheme would create the most demand. We then took it to a shortlist of developers with a record on constrained urban sites, ran a competitive process, and agreed a deal with one, subject to planning.
Outcome
The developer secured consent 18 months later for nine homes and around 3,000 sq ft of commercial space. The landowner achieved a successful exit without funding the application or carrying the planning risk.
